Vancouver Presale Realtor for First-Time Buyers

Presales in Vancouver are mostly condos along SkyTrain: the Cambie Corridor, the new Broadway Subway and East Vancouver. Prices are higher than the suburbs, so getting the floor plan, price and savings right matters even more. I help first-time buyers do exactly that.

Where the presales are in Vancouver

Most first-time buyer presales in Vancouver are one- and two-bedroom condos near transit.

Cambie Corridor (Oakridge, Marpole)

Towers and mid-rises along the Canada Line, with a quick ride downtown and to YVR. Oakridge is a major new hub.

Broadway and Mount Pleasant

New homes are planned along the Broadway Subway route. Buying near a future station can pay off, but timelines and prices need a careful look.

East Vancouver (Joyce, Renfrew, Commercial–Broadway)

Condos and some townhomes near the Expo and Millennium lines. Often a lower entry price for Vancouver.

River District (southeast Vancouver)

A master-planned riverfront community with parks and shops. More condo choice and a quieter, newer feel.

What I check before you sign

  1. The developer's record. Past projects, delays, build quality and how they handled deficiencies.
  2. The deposit schedule. How much, when, and whether it fits your savings plan.
  3. Completion and outside dates. When you'll realistically move in, and how late the developer is allowed to be.
  4. Assignment and rental rules. Whether you can sell your contract before completion or rent the home out later.
  5. Real monthly costs. Estimated strata fees, parking, storage and what's actually included.
  6. Resale comparison. I compare the price with similar resale homes nearby, because your lender will appraise the home at completion.
  7. Your 7-day review. We use the cancel period to have a lawyer or notary read the contract before your deposit is locked in.

Vancouver presale questions

Can a first-time buyer afford a Vancouver presale?

Often with a one-bedroom or a smaller two-bedroom condo. Many fall under $1 million, which can qualify for the first-time buyer GST rebate and the newly built home transfer tax exemption. I'll run the numbers with your pre-approval before you visit sales centres.

When does the Broadway Subway open?

The Broadway Subway is expected to open in fall 2027, extending the Millennium Line about 5.7 km from VCC–Clark to Arbutus with 6 new stations. Dates can change, so don't buy on transit plans alone.

Vancouver presale or a Burnaby presale?

Vancouver usually costs more per square foot but can hold value well near transit and jobs. Burnaby often gives you more space for the same budget, one or two stops away. I'll compare both side by side.

How much deposit do Vancouver presales need?

Most ask for 10–20% in total, paid in steps over several months. Some projects ask for less up front. Your deposit is held in trust, and you'll need the rest of your down payment and closing costs ready at completion.

Do I need my own realtor if the developer has a sales team?

The sales centre team works for the developer. Your own realtor works for you: comparing projects, reviewing the deposit terms and disclosure statement, and checking the price against resale. On most presales the developer pays the buyer's agent, so there's usually no cost to you.

Can first-time buyers get the GST back on a Vancouver presale?

Often, yes. The federal first-time home buyers' GST rebate can remove up to $50,000 of GST on a new home up to $1 million, with a partial rebate up to $1.5 million, for agreements signed on or after May 27, 2025 that meet the rules. BC's newly built home exemption can also remove property transfer tax on new homes up to $1.1 million you live in.
