Langley Presale Realtor for First-Time Buyers
Langley is one of the busiest places in Metro Vancouver for new townhomes and condos, and SkyTrain is on the way. I help first-time buyers pick the right Langley presale, read the fine print, and keep the savings they're entitled to.

Where the presales are in Langley
Langley is really two places: the Township of Langley (Willoughby, Walnut Grove, Brookswood and more) and the smaller City of Langley downtown. They have different councils, property taxes and building rules, so it matters which one your presale is in.
Willoughby (Yorkson, Smith, Latimer)
The biggest area for new townhomes and low-rise condos. Popular with young families for the newer schools, parks and shopping along 200 Street and 208 Street. Expect a lot of choice, so comparing projects carefully pays off.
Willowbrook and Carvolth (around 200 Street)
Close to Highway 1, the Carvolth bus exchange and the future Willowbrook SkyTrain station. Good for buyers who commute to Surrey, Burnaby or Vancouver.
Langley City Centre (around 203 Street)
Mostly condos, near the planned last stop on the SkyTrain line. Often a lower entry price than Willoughby townhomes, which can suit a first condo.
Brookswood and Fernridge
A quieter, greener part of the Township that is planned for growth over the coming years. Fewer projects today, but worth watching if you want more space and can wait.
What I check before you sign
- The developer's record. Past projects, delays, build quality and how they handled deficiencies.
- The deposit schedule. How much, when, and whether it fits your savings plan. Most Langley presales ask for 10–20% in steps.
- Completion and outside dates. When you'll realistically move in, and how late the developer is allowed to be.
- Assignment rules. Whether you can sell your contract before completion, and what fees apply.
- Real costs after you move in. Estimated strata fees, parking, storage and what's actually included.
- Resale comparison. I compare the price with similar resale homes nearby, because your lender will appraise the home at completion.
- Your 7-day review. We use the cancel period to have a lawyer or notary read the contract before your deposit is locked in.

Langley presale questions
Is Langley a good place for first-time buyers to buy a presale?
For many buyers, yes. Langley usually offers more space for the money than Vancouver or Burnaby, there are many new townhome and condo projects, and SkyTrain is planned to reach Langley in late 2029. The right project still depends on your budget, commute and how long you can wait to move in.
When will SkyTrain reach Langley?
The Surrey–Langley SkyTrain extension is planned to open in late 2029. It runs about 16 km from King George station along Fraser Highway, with Langley stations at Willowbrook and Langley City Centre. Dates can change, so don't buy on transit plans alone.
How much deposit do Langley presales need?
Most ask for 10–20% in total, paid in steps over several months. Some townhome projects ask for less up front. Your deposit is held in trust, and you'll need the rest of your down payment and closing costs ready at completion.
What's the difference between the Township of Langley and the City of Langley?
They are two separate municipalities. The Township is larger and includes Willoughby, Walnut Grove and Brookswood. The City is the smaller downtown area around 203 Street. Property taxes, fees and building rules differ, so check which one a project is in.
Do I need my own realtor if the developer has a sales team?
The sales centre team works for the developer. Your own realtor works for you: comparing projects, reviewing the deposit terms and disclosure statement, and checking the price against resale. On most presales the developer pays the buyer's agent, so there's usually no cost to you.
Can first-time buyers get the GST back on a Langley presale?
Often, yes. The federal first-time home buyers' GST rebate can remove up to $50,000 of GST on a new home up to $1 million, with a partial rebate up to $1.5 million, for agreements signed on or after May 27, 2025 that meet the rules. BC's newly built home exemption can also remove property transfer tax on new homes up to $1.1 million you live in.
