Where the presales are in Abbotsford

Abbotsford presales are spread across a few clear pockets. Here's how they compare.

Historic Downtown

Low-rise and mid-rise condos near local shops, cafes and Jubilee Park. A walkable first condo with a small-town feel.

Central Abbotsford (near UFV and Sevenoaks)

Condos and townhomes close to the University of the Fraser Valley, Sevenoaks Shopping Centre and the hospital. Good for buyers who want everything nearby.

Auguston and East Abbotsford

Family townhomes and homes near Sumas Mountain with newer schools and trails. More space, more driving.

West Abbotsford (Townline Hill)

Newer townhome and condo communities on the Langley side of Abbotsford, which helps if you commute west on Highway 1.

What I check before you sign

  1. The developer's record. Past projects, delays, build quality and how they handled deficiencies.
  2. The deposit schedule. How much, when, and whether it fits your savings plan.
  3. Completion and outside dates. When you'll realistically move in, and how late the developer is allowed to be.
  4. Assignment and rental rules. Whether you can sell your contract before completion or rent the home out later.
  5. Real monthly costs. Estimated strata fees, parking, storage and what's actually included.
  6. Resale comparison. I compare the price with similar resale homes nearby, because your lender will appraise the home at completion.
  7. Your 7-day review. We use the cancel period to have a lawyer or notary read the contract before your deposit is locked in.

Abbotsford presale questions

Is Abbotsford a good place for first-time buyers to buy a presale?

For many buyers, yes. Abbotsford presales usually cost less than similar homes in Langley, Surrey or Burnaby, so a townhome can be within reach sooner. The trade-off is a longer commute if you work in Metro Vancouver.

What is the commute like from Abbotsford?

Most people drive Highway 1, and widening work through the Fraser Valley is continuing into the 2030s. The Fraser Valley Express bus also connects Abbotsford to the Carvolth exchange in Langley. If you commute daily, we'll test the drive at rush hour before you buy.

Abbotsford or Langley for a first townhome?

Langley is closer to Vancouver and will have SkyTrain in late 2029. Abbotsford usually gives you more space for the same money. I'll compare total costs, including commute, for both.

How much deposit do Abbotsford presales need?

Most ask for 10–20% in total, paid in steps over several months. Some projects ask for less up front. Your deposit is held in trust, and you'll need the rest of your down payment and closing costs ready at completion.

Do I need my own realtor if the developer has a sales team?

The sales centre team works for the developer. Your own realtor works for you: comparing projects, reviewing the deposit terms and disclosure statement, and checking the price against resale. On most presales the developer pays the buyer's agent, so there's usually no cost to you.

Can first-time buyers get the GST back on an Abbotsford presale?

Often, yes. The federal first-time home buyers' GST rebate can remove up to $50,000 of GST on a new home up to $1 million, with a partial rebate up to $1.5 million, for agreements signed on or after May 27, 2025 that meet the rules. BC's newly built home exemption can also remove property transfer tax on new homes up to $1.1 million you live in.
