Surrey Presale Realtor for First-Time Buyers
Surrey has more presale choice than almost anywhere in BC, from City Centre condo towers to family townhomes in Clayton and Grandview, and a new SkyTrain line is being built right through it. I help first-time buyers sort through it all and pick a presale that actually fits.

Where the presales are in Surrey
Surrey is big, and each part feels different. Here's where most presales are being built right now.
Surrey City Centre (King George and Surrey Central)
High-rise condos next to the existing Expo Line, SFU Surrey, City Hall and Surrey Memorial Hospital. Usually the lowest entry price for a first condo. Many buyers here are investors, so I check rental and assignment rules closely.
Fleetwood (along Fraser Highway)
New condos and townhomes are planned around the coming Green Timbers, 152 Street, Fleetwood and Bakerview–166 Street stations. A good fit if you want to buy near transit before it opens.
Clayton (east Surrey)
Mostly family townhomes and low-rise condos close to the Langley border, with the Hillcrest–184 Street and Clayton stations coming. Popular with young families who want more space.
Grandview Heights and South Surrey
Newer townhome and condo communities with newer schools and shopping. More of a drive-to area, so commute matters when you compare.
What I check before you sign
- The developer's record. Past projects, delays, build quality and how they handled deficiencies.
- The deposit schedule. How much, when, and whether it fits your savings plan.
- Completion and outside dates. When you'll realistically move in, and how late the developer is allowed to be.
- Assignment and rental rules. Whether you can sell your contract before completion or rent the home out later.
- Real monthly costs. Estimated strata fees, parking, storage and what's actually included.
- Resale comparison. I compare the price with similar resale homes nearby, because your lender will appraise the home at completion.
- Your 7-day review. We use the cancel period to have a lawyer or notary read the contract before your deposit is locked in.

Surrey presale questions
Is Surrey a good place for first-time buyers to buy a presale?
For many buyers, yes. Surrey has a wide range of presales at lower prices than Vancouver or Burnaby, from City Centre condos to family townhomes, and new SkyTrain stations are planned for late 2029. The right choice depends on your budget, commute and how long you can wait.
Which new SkyTrain stations are coming to Surrey?
The Surrey–Langley SkyTrain extension adds Green Timbers, 152 Street, Fleetwood, Bakerview–166 Street, Hillcrest–184 Street and Clayton stations in Surrey, then continues to Langley. It is planned to open in late 2029. Dates can change, so don't buy on transit plans alone.
Should I buy a City Centre condo or a townhome in Clayton?
A City Centre condo usually costs less and is next to SkyTrain today. A Clayton or Grandview townhome gives more space for a family but often costs more and means more driving. I'll compare total monthly costs for both, including strata fees.
How much deposit do Surrey presales need?
Most ask for 10–20% in total, paid in steps over several months. Some projects ask for less up front. Your deposit is held in trust, and you'll need the rest of your down payment and closing costs ready at completion.
Do I need my own realtor if the developer has a sales team?
The sales centre team works for the developer. Your own realtor works for you: comparing projects, reviewing the deposit terms and disclosure statement, and checking the price against resale. On most presales the developer pays the buyer's agent, so there's usually no cost to you.
Can first-time buyers get the GST back on a Surrey presale?
Often, yes. The federal first-time home buyers' GST rebate can remove up to $50,000 of GST on a new home up to $1 million, with a partial rebate up to $1.5 million, for agreements signed on or after May 27, 2025 that meet the rules. BC's newly built home exemption can also remove property transfer tax on new homes up to $1.1 million you live in.
